People sometimes ask themselves, should they use a buyers agent to buy ther first or next property, or should they be able to do it themselves? Well, they probably have expertise in another field, so why think they have to be good at a completely seperate area. Especially when it’s big ticket item, its competative,  and they could end up overpaying….or miss out!

We have looked back our records over 11 years at Strategic, and found a big range of client types and ages.

We have worked work with a young client just starting their property journey, right though to those downsizing/rightsizing. Our clients have ranged from a 26 years old accountant and to a 82 year old retiree….and everyone in between.

Buyer profiles, we have seen over the years fit into 9 catagorues:

  1. Time-poor homebuyers
  2. Inexperienced homebuyers (longest, 50 years since last buying!)
  3. Local investors (who, rightly see buying a business decision)
  4. Investors based outside Victoria (mostly from Sydney and Brisbane)
  5. First Home Buyers
  6. Downsizers/Rightsizers (who use our ChangeOver Service to sell & buy)
  7. Relocators within same city (e.g. for school access/zoning, work, or be near family)
  8. People wanting to sell their home or an investment property (Vendor Advocacy)
  9. People wanting to sell an inherited home (Vendor Advocacy)

While sales agents have an identified property to sell, the buyer’s agent starts with nothing other than a concept, a “buyer want”, in the form of a Buying Brief, but then adds the extra ingredients: market knowledge, contacts, process, negation skills and bidding skills. That gets the client a “win”. No longer a buyer, but a property owner.
