For local buyers we have always inspected many, the client inspects just a few, and we then buy an agreed target property, after a building inspection.
For overseas and interstate buyers, and local investors, we have bought for many years without their inspection, but sent them a walk & talk inspection video via dropbox, communicated over WhatsApp video, now also Zoom, and do everything else electronically.
With restrictions, some home buyers have now adjusted to buying without their own inspection, esp. if we can get a building inspection. For higher prices and inner-city properties most of the value is in the land, and we can appraise value and buy it for via an online auction, if we there is no street auction permitted.
I am pleased to say we usually buy the first agreed target property for our clients whether by private sale or at auction. And we have never needed to have a client spend on a building inspection for more than two properties.
Buying property might be different in 2021, but we can do it.
