Our Brief was to buy, with a limited budget, an outer east townhouse or villa, with 3 bedrooms, 1-2 bathrooms, and parking for at least one car.

After a vigorous Search Phase during through January and February, being out-offered on two properties, I was the first person in the door and first OFI in Ferntree Gully of a roomy 3-bedroom, 2-bathroom, double garage villa in Ferntree Gully. This was at the top end of my clients wish-list in floorspace and I recognised the poor presentation could put off other buyers. My clients were quick to inspect, I conducted Due Diligence and framed an Offer, subject to building inspection.

A complication arose with signing the Contract Offer because long-booked family cruise came up and it required deft footwork by our clients, with document signing and return .as they went frim port to port, and could communicate with me.

But “where there’s a will, there’s a way” and over a few days we secured the home for our family clients while they were still on the water!
